Radon is a naturally occurring, radioactive gas that is invisible, odorless, and tasteless. It forms from the natural breakdown of uranium and thorium in rocks, soil, and water and can enter homes through cracks in foundations, sump pits, and other openings. When radon becomes trapped indoors, prolonged exposure can increase the risk of lung cancer, making it a significant health concern.
Western Maryland and nearby regions of West Virginia are considered to have moderate radon potential, commonly referred to as Zone 2. Homes with finished or unfinished basements, especially those intended for regular living or sleeping space, are encouraged to be tested to better understand indoor air quality and potential exposure levels.
The U.S. Environmental Protection Agency (EPA) recommends taking action if radon levels measure 4.0 pCi/L or higher, and mitigation should also be considered when long-term average levels fall between 2.0 and 4.0 pCi/L. Radon testing is performed using professional continuous monitoring equipment to provide accurate, time-averaged results.
Stand-alone radon testing is $120, or $90 when bundled with a home inspection. The test is conducted over a 48–72 hour period. To ensure reliable results, please maintain closed-house conditions by keeping all windows and exterior doors closed for at least 12 hours prior to the test and throughout the testing period. Normal entry and exit from the home is acceptable.
A home inspection is a noninvasive, visual evaluation of the accessible systems and components of a property, including the structure and major improvements. The purpose is to identify conditions that, in the professional opinion of the inspector, are significantly deficient, as well as systems or components that may be approaching the end of their expected service life.
Components are generally categorized based on their observed condition. A satisfactory rating indicates the component is functioning as intended but may show normal signs of wear. A marginal rating indicates the component may require repair or replacement within the next several years. A poor rating indicates the component is in need of repair or replacement now or in the near future. Items identified as safety hazards should be addressed promptly to reduce the risk of injury or property damage.
There is no pass or fail outcome for an At Ease Home Inspection. The inspection report is designed to provide clear, unbiased information about the condition of the home at the time of the inspection. This allows buyers, sellers, and agents to make informed decisions based on the findings rather than a simple grading system.
While it is not required, clients are welcome to attend the home inspection. Many clients find it helpful to arrive toward the end of the inspection, when I can review the main findings in person and answer questions. This also allows me to complete the evaluation efficiently and thoroughly.
If you are unable to attend, a detailed and easy-to-navigate digital report will be provided that includes photos, videos, and a clear summary of the findings. If you have questions after reviewing the report, I make myself available for follow-up discussions to ensure you fully understand the results.
Most home inspections typically take between 2 and 6 hours to complete. The exact duration can vary depending on the size, age, and overall condition of the home, as well as the accessibility of its systems and components.
